The Most Expensive Home Sold in Manhattan Last Week Got a Price Increase Before Landing a Buyer

In all, there were 22 new contracts signed on homes asking $4 million or more in the New York City borough

Manhattan recorded a decent week for luxury sales, with the most expensive home getting a price increase rather than a discount before finding a buyer, according to a Monday roundup from Olshan Realty. 

Twenty-two homes in the New York City borough asking $4 million or more went into contract in the seven days ending Sunday, according to Olshan. The deals, 15 condos, six co-ops and one townhouse, were generally lower priced and in total, amounted to only $162 million, a 32% decline from the previous week.

The biggest deal, however, was for a penthouse duplex above Midtown’s Thompson Central Park Hotel, and in a rarity for the market, actually got a price increase before finding a buyer. The 3,000-square-foot unit initially launched on the market in September 2022 for $14.5 million and later got a boost to $16.95 million. For comparison, the typical home to find a buyer last week got a 7% discount before going into contract, according to Olshan.

The four-bedroom, four-bathroom apartment also has a terrace spanning nearly 1,000 square feet, as well as a sweeping roof deck on the second level.

The second-priciest deal last week was a unit at the Benson on the Upper East Side, asking $15.5 million. The 11th-floor home is one half of a duplex that the owners have decided to split up and sell separately. The other half of the duplex on the 10th floor was sold in October for $15 million, according to Olshan.
